Terms and Conditions

These Terms & Conditions apply to all Luminous Suites accommodation, including short-stay/Airbnb, co-share and rooming-house properties. By booking or staying with Luminous Suites, you agree to these terms and any property-specific rules.
1. Booking & Payment
Bookings are confirmed once required information and payment have been received. Guests must provide accurate information and pay all applicable accommodation fees, cleaning fees, deposits, bonds and other agreed charges. Third-party booking platform terms may also apply.
2. Deposits & Bonds
A security deposit or bond may be required depending on the property and type of accommodation. Where permitted by law, it may be used to cover damage, missing items, excessive cleaning, lost keys/fobs, unauthorised guests, smoking, pets, parties or other breaches.
3. Cancellation & Refunds
Cancellation and refund conditions are those provided at the time of booking or in the applicable accommodation agreement. For Airbnb bookings, the platform's cancellation policy generally applies. Co-share and rooming-house arrangements are subject to their applicable agreement and Victorian legislation.
4. Check-In & Check-Out
Check-in and check-out times will be provided with your booking or accommodation agreement. Early check-in and late check-out require approval and may incur additional charges. Guests must return all keys, fobs and access devices and leave the property reasonably tidy.
5. Guests & Occupancy
Guests must not exceed the maximum occupancy or allow unauthorised people to stay overnight. Co-share and rooming-house residents may only occupy the room or space allocated to them.
6. Parties, Events & Visitors
Parties, events and gatherings are not permitted unless approved in writing. Guests must not cause unreasonable noise, nuisance, damage or disruption. Unauthorised commercial activities, filming or events are prohibited.
7. Smoking & Pets
Smoking and vaping are prohibited inside the property unless expressly permitted. Pets require prior written approval. Assistance animals will be accommodated as required by law.
8. Damage, Cleaning & Missing Items
Guests are responsible for reasonable care of the property and its contents and must report damage or faults promptly. Guests may be responsible for reasonable costs resulting from damage, loss, excessive cleaning or missing items caused by them or their visitors, subject to applicable law.
9. Keys & Fobs
Guests are responsible for all keys, access cards, remotes and fobs. Lost, damaged or unreturned access devices may incur reasonable replacement, locksmith, security or reprogramming costs where permitted by law.
10. Noise & Building Rules
Guests must respect neighbours, other residents and building management and comply with all applicable building and property rules. Excessive noise, antisocial behaviour or unreasonable disruption is prohibited.
11. Serious Breaches & Termination
Luminous Suites may take action, including termination where legally permitted, for serious or repeated breaches such as unauthorised parties, excessive noise, illegal activity, significant damage, dangerous or abusive behaviour, unauthorised occupants, smoking, pets or fraudulent booking information.
For rooming-house and co-share accommodation, termination will be handled in accordance with the applicable agreement and Victorian law.
12. Payment Disputes
Guests should contact Luminous Suites first to resolve genuine payment or service disputes. Fraudulent or misleading chargebacks are not permitted. Nothing limits a Guest's rights under Australian law.
13. Property Unavailability
If a property becomes unavailable due to circumstances such as significant damage, fire, flooding, essential repairs or other unforeseen events, Luminous Suites will, where reasonably possible, offer suitable alternative accommodation or provide any refund required under the applicable booking terms and law.
